Looking for a bargain at an up and coming development? Try these buildings set to hit the market in the next six to 12 months. Buying property off-plan and before completion usually makes it more affordable than a ready-to-move-in equivalent. While each of these developments could prove a frugal investment for a buy-to-live-in investor they could prove cost-friendly to renters as well. Any development that completes essentially floods the market with new properties, forcing landlords to be more competitive with asking prices for renters.
Avenue residence 2, Al Furjan
Located in Al Furjan, opposite Discovery Gardens on the south side of Dubai, it is close to hospitals, schools and shopping centres such as Ibn Battuta Mall and Dubai Marina Mall. The residential complex is ten floors of luxurious one-, two- and three-bedroom apartments. It is expected on the market by December.
Bloomingdale Villas, Dubai Sports City
Located a short distance from the heart of Dubai Sports City, Bloomingdale Villas is an exclusive gated community. Work began in July 2014 and is due to complete in December. The project will comprise 72 residential villas decked out with Italian appliances, spacious living spaces and huge rooftop terraces.
Fortuna Village, Dubai Sports City
A community of modern townhouses that back on to The Els Club green. This community is the eighth village in Victory Heights. Perfect for families, the development is made up of four bedroom villas.
Glitz Residence, Dubai Studio City
This project has been conceptualised and designed by Danube Properties. Two towers, each comprising eight levels, will feature studio, one-, two- and three-bedroom apartments. Glitz 3 apartments are priced from Dhs475,000. Each tower will include amenities such as landscaped gardens, tennis and basketball courts, swimming pools and play areas. Glitz 1 and 2 sold out all 300 units already and demand is likely to be high for the third part of the complex.
Marwa Homes Phase 1, Jumeirah Village Circle
This development was due to initially complete in December last year and is now on course to be finalised in December 2015. Marwa Homes Phase 1 is a development of 14 four-bedroom townhouses with terraced gardens.
Mirdif Tulip, Mirdif
The first freehold in this part of Mirdif, this development offers studio, one-, two- and three-bedroom apartments in four-floor buildings and it’s just on the edge of Mushrif Park, positioned between Al Khawaneej Road and Tripoli Road. Construction is expected to be completed in December, and for those who prefer the Old Dubai end of town and proximity to Dubai Creek, Airport and Sharjah this will be an option for rental and sale.
Park Villas, Jumeirah Village Circle
A new community of 93 four bedroom townhouses with built up areas ranging from 3,300 to 3,400 square feet built over three levels. Prices for the townhouses range from Dhs3-3.1 million and are due to complete in the first quarter of 2016.
Prime Villas, Dubai Sports City
A gated community adjacent to Victory Heights and within Dubai Sports City, these Hacienda-style four- and five-bedroom villas benefit from carefully planned use of space, with high-quality finishing – a match for any of the comparable high-end villa communities. The community is close to Jumeirah Golf Estates and new mall City Centre Me’aisem. The villas are due to complete at the beginning of 2016.
